ByGod’sGraceWe’reSaved asked:

I was diagnosised with cancer in April of this year and have to undergo to different surgeries thus causing me to lose my income. Due to the excessive medical bills we are currently behind on our mortage payments and are facing a possible foreclosure. Is there anyway to keep our home and be able to get our payments back on track? We are finally getting back on track but still cannot make the back payments. We are still living on my husbands income alone. Help!!! I have no idea what to do or where to go for assistance. We have 3 children and do not want to lose our home. I have checked here locally for assistance and have come up with nothing. Any suggestions would be helpful. Thanks and God Bless!

Questions About A Bank Foreclosure?

Tuesday, July 22nd, 2008
Kris asked:

Here is exactly what the info for this house is. My husband used to live in the exact house and the ppl who just were forclosed on is exactly who my father-in-law sold it to. The guy pretty much left everything the same way it was 15 years ago. So It does need alot of work but is $65,000 cheaper than the cheapest houses in this town (which we could never afford). So I want us to buy it and slowly fix it up, tackeling the most important things first, roof, windows, etc. Some of the info I don’t really understand so I am just wondering if you could explain it to me and if you have any advice:

“Corporate owned! Sold as-is-no disclosures-addendims required. The home needs repairs and the buyer is responsible for city code violations (if any). Due to the condition conventional rehab loans or cash only. Prequal and/or proof of funds must accompany offers—–no exceptions”
* We are 1st time homebuyers & plan on seeing it this week, any advice for when we see it would be great too

Frequent sales on a property raises red flag?

Saturday, July 19th, 2008
Alex asked:

I’m looking at buying a condo that is a foreclosure. While I browsing through its sales history, I noticed it had a frequent change of ownership. It was sold 3 times within the last 3 years alone. And between 1988 and 2002, it was sold 5 times.

Does this raise a red flag?

Because it is a foreclosure, I don’t know if the disclosures will really provide me with much information.

Is there a way for me to find crime-related disclosures for the unit elsewhere?

Can a Seller’s Broker refuse to relay a request from the Buyer to the Seller?

Thursday, July 17th, 2008
Tizzo asked:

I am buying an “As-Is” bank owned foreclosure. After the open of escrow, I discovered mold. Luckily I have not signed off on a contingnecy of request for repairs, which was due on Monday.

Anyhow, I got some estimates from mold remediation companies and figured out the cost to fix this problem. I put everything together in a spreadsheet for the Broker to pass on to the Bank, and she flatly refuses. She is saying that there is no request for repairs since this is an “As Is” property.

Is she in violation of any laws or rules? Isn’t she require to relay any mesages to her client within a certain time period?

Also, I feel this Broker has been conniving and dishonest throughout this whole transaction. She says that she has five other back up offers and pretty much wants our offer to fall out of escrow. I wouldn’t put it pass her if she has not disclosed the mold issue with the new potential buyers. Is there anything that I can do to insure that she disclosures the mold?

Can you really Stop Foreclosure and come out ahead?

A Stop Foreclosure company is likley legitimate and willing to assist me. But they want to negotiate a”modification” and other terms for bringing me current. Do I win by increasing an already unaffordable payment by adding principal and back interest to a loan I am upside down on? (The value of the home is $200,000 below the loan balance),

My girlfriend is about to lose her house because she can’t afford it after refinancing. We’re running out of time. The house is a nice house in Orlando, but the market is no good for sellers. Should she let it be foreclosed on? What about filing bankruptcy? Her credit isn’t very good anyway.

Can you stop foreclosure on a house after the foreclosing date has been set?

Caribou2 asked:

The bank is foreclosing on my relative’s house in 3 weeks. The thing is that he is older and left the state for a long vacation without making arrangements for paying his mortgage.

He’s back now and has the money to pay everything that is owed. Can he still fork over the payment and avoid foreclosure? Or is foreclosing inevitable once the process starts? What can he do?
